Pair of four-bedroom house approvals on land available for DIY builders

A development site with consent for a pair of four-bedroom detached properties has been listed for sale.

The parcel on St Lawrence Road in Chepstow is being promoted by David James estate agents with an asking price of £500,000.

The previous building occupying the land has already been torn down, and full planning consent was awarded on 17 August 2022 for the two new dwellings.

According to David James estate agents, the site spans roughly one-third of an acre in Chepstow, which is considered a desirable town.

They describe it as an appealing opportunity for developers or those looking to construct their own home.

The initial property would be positioned at the front of the site and would offer four bedrooms, four bathrooms and approximately 3,500 square feet of space.

The main bedroom would include a walk-in wardrobe and attached bathroom, alongside a kitchen and dining area, sitting room, home office, and laundry room.

Consent would also exist to convert the loft into further bedrooms.

Externally, there would be a single garage, parking spaces, and a secluded back garden.

The second property would provide 2,100 square feet of contemporary living space with four bedrooms and two bathrooms.

This would feature a principal bedroom with an en-suite facility, an open-plan kitchen, family and dining zone, reception room, utility area, and a ground-floor cloakroom.

Outside, there would be one garage, driveway parking, and a private rear garden.

The land sits in Chepstow, a market town located along the River Wye.

The surrounding area offers numerous facilities including retail outlets, coffee shops, eateries, and educational establishments.

Transport connections are strong, with the Severn Bridge giving access to Bristol and the M48 and M4 motorway networks.

Chepstow train station is within easy reach, providing rail services to Cardiff, Gloucester and further destinations.

The Wye Valley and Forest of Dean are also close by, offering rural landscapes for recreational pursuits.

The plot sits on St Lawrence Road, which is a cul-de-sac with minimal through traffic limited to local residents.

David James estate agents have indicated that a Section 106 payment of £11,832 would be required for the additional dwelling, although self-build exceptions may apply.

The replacement property would not be subject to any financial contribution.
