A scheme to build three one-bedroom flats next to a car dealership has received final consent.
The development will see the demolition of an existing garage at the Magor Motor Company site and the conversion of a three-bedroom home into three individual one-bedroom dwellings.
Monmouthshire council’s delegated planning panel gave the scheme the green light in January, subject to a financial contribution for affordable housing.
Applicant Ben Mohamed has now completed the Section 106 legal agreement with the council, requiring a payment of £80 per square meter of floor space for off-site affordable housing delivery.
With the agreement formally signed and accepted, the council has granted full planning permission.
The location on the B4245 Main Road in Magor had prior consent for vehicle sales as well as car cleaning and valeting services.
The newly approved development allows for the demolition of an attached private garage and its replacement with a two-storey extension containing one one-bedroom flat, while the interior layout of the existing property called Reliance House on Newport Road will be reorganised to create two additional one-bedroom flats.
Monmouthshire council planning officer Kate Bingham acknowledged neighbours’ concerns about parking availability but explained that the scheme provides three parking spaces, one for each flat, which will remove two spaces previously allocated for vehicles on the sales area, though spaces for staff and visitors will remain the same.
She indicated that planning permission could not reasonably be withheld once the legal agreement was completed.
