Newport City Council has given the green light to a range of planning applications this week.
Non-material amendments and discharge of conditions
Various non-material amendments and condition discharge applications in Newport have received approval.
The approved modifications encompass alterations to the external finish of garages at the Glan Llyn Development Site (Phase 4D), the repositioning of an air source heat pump and acoustic fence at 10 Summerhill Avenue, and the partial discharge of a land restoration condition at the Llanwern Works.
Also sanctioned were modifications to conditions concerning air conditioning units and shed and cycle storage at 43 Summerhill Avenue, along with the inclusion of an approved plans condition relating to noise and materials for the Newhaus Usk Way residential development.
Extension to replace conservatory
A single-storey extension to replace an existing conservatory has received approval at 44 The Shires in Marshfield.
The new structure will have a depth of 4 metres and a width of 4.5 metres, with a hipped roof reaching 3.5 metres at its tallest point.
It will be built using brickwork to complement the main house, together with UPVC windows and doors, and a concrete-tiled roof.
The approved plans include provisions to ensure the materials used will closely match the existing property.
A biodiversity enhancement scheme will also be required before construction commences, and any work near trees must be carried out in accordance with British Standard BS 5837:2012 for tree protection during construction.
Window and door alterations
Listed building consent has been granted for window and door alterations at 40 Stow Hill, Newport, formerly the Zanzibar nightclub.
The site occupies a prominent position and stands alongside the Grade II listed Bethel Pentecostal Church and near St Mary’s Catholic Church, also Grade II listed.
The application involves the installation of five metal windows and two metal doors on the principal elevation of this Grade II listed building, changing the previously approved timber finishes to metal.
All work will be carried out in accordance with the approved plans.
Office building extension
Permission has been granted for a single-storey side and front extension to an office storage building at 76 Caerau Road, Newport.
The scheme includes converting an existing garage and replacing its flat roof with a pitched roof up to 3.55 metres high.
A new link extension will connect the converted garage to the rear of the main office building.
The finished structure will remain single-storey, with painted render to match the existing property.
As part of the approved biodiversity enhancement scheme, four pollinator-friendly plants will be planted.
The external surfaces of the extension and roof must match the materials used on the existing building.
Rear extension and garage
A two-storey rear extension and detached double garage have been approved at 5 Church Crescent in Coedkernew, Newport.
The extension will consist of a single-storey section measuring 2.5 by 5 metres with a maximum height of 3.2 metres, alongside a larger two-storey element measuring 6.9 by 5 metres.
The two-storey section will have a gable roof, sitting 250mm below the ridge of the main house.
The detached garage will be finished in red brick with a gable roof.
The driveway will be extended using porous materials to serve the new garage.
Rear extension
A single-storey rear extension has been approved at 9 Laurel Crescent, Newport.
It will have a depth of 5.4 metres and a width of 4.7 metres, with a ridge height of 4 metres.
The extension will feature three skylights, a side window, and a door on the western elevation.
A 1.8-metre-high close-boarded fence must be erected along the boundary with No 7 Laurel Crescent for the depth of the extension.
No additional openings are permitted in the side elevation without further approval, and all external materials must match the existing house.
Garage conversion
Permission has been granted for a garage conversion and associated works at 10 Catalpa Close in Newport.
The scheme includes converting the garage into a study and adding a front porch extension.
A rear extension will infill space between the existing playroom and garage, creating an enlarged kitchen-diner area.
The plans also include installing a raised rear deck with a glass balustrade and storage space beneath.
A 1.8-metre privacy screen will be installed along the southern edge of the deck before it is brought into use.
As part of the proposal, a wall-mounted bird box and bat box will be installed and retained for the lifetime of the development.
Lean-to side extension
A single-storey lean-to side extension has been approved at 23 Hollybush Avenue, Newport.
The extension will have a width of 2.4 metres and a depth of 5.3 metres.
Due to changes in ground level, the structure will be built on a brick foundation up to 1.2 metres high at the rear, resulting in an overall height of 3.7 metres at the front and 4.8 metres at the rear.
The side extension will be finished in smooth white render.
A raised patio area measuring 1.7 by 2.4 metres and set 1.2 metres above the garden will also be constructed, with steps leading down to the rear garden.
Side extension
Approval has been granted for a side extension at 16 Clarke Road, Newport, to provide an accessible bedroom and wet room.
The extension will be built on the northern elevation and will consist of two roof forms: a lean-to and a gabled section.
Overall, it will have a width of 3.5 metres and a depth of 7.8 metres.
The lean-to element will reach a maximum height of 3.6 metres, while the gabled section will rise to 3.18 metres.
External materials will match those of the existing property.
Construction will follow the approved plans.
Flat roof rear extension
A single-storey flat-roofed rear extension has been approved at 29 Whitstone Road, Newport.
The extension will infill the space between the original rear wall and an existing two-storey projection, measuring 4.68 metres in depth, 3.82 metres in width, and 2.8 metres in height.
It will provide additional kitchen and utility space, opening onto the rear garden.
As part of the approved biodiversity measures, a house martin nest box will be installed beneath the eaves on the eastern elevation.
The extension will be finished in materials matching the existing house.
