A proposal to construct 14 one-bedroom apartments in Newport has been given the green light by the city council’s planning committee.
Housing provider Tai Hedyn is seeking to erect the new dwellings on Corporation Road, occupying a section of the former Robert Price Transport Yard.
The scheme will supplement a previously-approved development stage consisting of 61 residences on the broader site, case officer Geraint Roberts informed the planning committee on Wednesday, August 5.
Initially, a café had been put forward but no interested parties came forward, leading the developers to opt for a residential application instead, he outlined.
Every dwelling will be self-contained and feature a balcony, with the building offering step-free access throughout.
The land, which has grown increasingly overgrown in recent years, must also be elevated to ensure the new homes remain free from flooding concerns.
Roberts stated that raising the ground level should safeguard it against even significant flooding from the adjacent River Usk.
He noted that officers additionally examined potential noise issues for prospective residents, yet determined that the advantages of balcony access substantially mitigate external noise concerns.
Committee members broadly backed the proposals, though Cllr Mark Howells raised concerns about the four-storey structure potentially appearing excessively dominant.
Cllr Matthew Pimm remarked that the scheme addresses a significant local need.
In a supporting document, the applicant’s representatives, LRM Planning, described the scheme as delivering 14 quality one-bedroom apartments within a contemporary four-storey building positioned near the city centre and local amenities.
They noted the design features extensive landscaping, suitable parking arrangements, and secure storage for bicycles and refuse bins, whilst improving the area’s visual appeal and encouraging wildlife.
The committee unanimously approved the application, contingent upon the developer entering an agreement to deliver or finance recreational amenities within the neighbourhood.
