£16.7m funding secured for 98 affordable homes in south Wales

A south Wales housing provider has obtained £16.7 million in grant funding to deliver 98 affordable residences across four separate projects in the region.

Valleys to Coast Group will use the allocation to acquire newly constructed dwellings in Llanilid, Rhondda Cynon Taf, while simultaneously progressing schemes at City Farm, the Old Drill Hall, and Ewenny Road.

The initial completions are slated for this autumn, with additional construction work scheduled to extend until spring 2028.

The single largest portion of the funding, totalling £6.6 million, has been designated for the acquisition of 42 properties at Llanilid.

These units are being purchased in a completed state, with occupancy anticipated between October 2026 and January 2027.

This approach enables the association to make homes available to residents considerably faster than projects requiring it to manage the building process from foundation stage.

A contribution of £3.7 million will finance 23 dwellings at the City Farm location.

Commencement of works there is planned for the period spanning late November through December, with final completion targeted for spring 2028.

The Old Drill Hall initiative has received £3.4 million to create 18 residences.

Building activity commenced during the autumn season, with transfer of ownership to occupants also projected for spring 2028.

At Ewenny Road, £3 million has been allocated to the initial phase comprising 15 homes.

Work has already commenced on site, with units due for staged delivery commencing in 2027.

These initiatives align with Valleys to Coast’s strategic objective of accelerating housing provision and extending its development footprint throughout the M4 corridor.

James Griffiths, the organisation’s managing director responsible for development and regeneration, highlighted that the successful acquisition of this £16.7 million allocation demonstrates the implementation of ambitions outlined in the Corporate Plan covering 2026 to 2031.

The association intends to deploy its development subsidiary, Sylfaen, to bring dormant sites back into productive use and construct residences meeting net-zero carbon specifications.

According to Griffiths, the combination of acquiring ready-built properties at Llanilid alongside the revitalisation of notable local landmarks such as the Old Drill Hall and City Farm illustrates the practical application of the group’s housing strategy, focused on delivering energy-efficient homes that support sustainable community development.

The funding announcement follows publication of the group’s five-year corporate plan, which articulates its methodology for new construction and community investment.

Valleys to Coast currently maintains a portfolio exceeding 6,000 affordable homes across Bridgend and Rhondda Cynon Taf.

The organisation additionally oversees commercial premises and leasehold apartments.

Founded in 2003, it achieved the distinction of becoming Wales’ inaugural housing association established through a large-scale voluntary transfer of municipal-owned housing stock.
