72% of two and three-bed houses in Wales now affordable, up from 66% in 2025

Research from property portal Zoopla shows that 72 per cent of two and three-bedroom houses currently listed for sale in Wales fall within financial reach of a household earning the average national income.

This represents a year-on-year increase of 6.2 percentage points from the 66 per cent recorded in 2025.

Approximately 7,400 such properties across Wales are considered affordable under this measurement, with these homes typically advertised at an average asking price of £219,500.

Zoopla determines affordability by calculating whether a household with a combined annual income of £53,500 can obtain a mortgage equivalent to 4.5 times gross yearly earnings, provided they can supply a 20 per cent deposit and the property does not exceed a purchase price of £301,000.

Across the broader Great Britain market, 51 per cent of comparable two and three-bedroom houses meet these criteria, also representing a six percentage point improvement compared to 2025.

Current average mortgage rates have climbed beyond the five per cent threshold, having stood at just four per cent at the beginning of the year.

Completed sales transactions have simultaneously decreased by nine per cent when measured against the equivalent period twelve months prior.

Welsh communities offering the widest range of accessible options for prospective purchasers include Treorchy and Newtown, each registering 97 per cent of available properties within affordable parameters, followed by Pentre at 96 per cent and Mountain Ash and Porth both at 93 per cent.

Four of these five accessible markets are situated within the South Wales Valleys area.

At the national level, the North East maintains its position as the most affordable region in Britain, with 83 per cent of relevant properties meeting affordability thresholds.

Scotland follows at 80 per cent, with Yorkshire and the Humber at 76 per cent.

Opportunities remain considerably more restricted in the South East, where only 23 per cent of properties qualify, while London offers fewer than 100 affordable houses in this category.

Richard Donnell, Executive Director at Zoopla, observed that the quantity of appropriately sized houses accessible to households on median earnings has grown as salary levels continue to outpace residential values.

Nevertheless, the positive effect is being counterbalanced by elevated mortgage rates, which increase the monthly expenditure required when financing a property purchase.

This additional financial burden affects buyers more significantly in southern areas where property valuations are higher, creating a notable disparity in housing accessibility between different parts of the country.

Approximately 65 per cent of houses in northern England and Scotland are now within reach of the typical household, whereas this proportion falls to under 20 per cent in London and the South East.

Donnell expressed the expectation that residential values would persist in climbing at a slower pace than household incomes, which would continue supporting gradual improvement in housing affordability.

An expanded selection of properties available for purchase is contributing to market conditions that favour those seeking to buy, consequently requiring vendors to adopt more realistic pricing strategies.

Prospective purchasers evaluating a move should reconsider their financial capacity and investigate what options exist within their local area, as postponing a decision in anticipation of further mortgage rate reductions may not necessarily enhance their buying circumstances.
