Blaenau Gwent has retained its position as the most economical location for property purchases in Wales.

Data from the Principality Building Society’s Wales House Price Index revealed that the mean value of a mortgaged residence in Blaenau Gwent stood at £167,239 during the second quarter of 2026.

This represented an 8 percent uplift from the preceding quarter and a 4.1 percent increase relative to the corresponding period in 2025.

Notwithstanding these rises, the authority area continued to represent the most accessible housing market across Wales.

Andy Mottram, head of lending product at Principality Building Society, noted that Blaenau Gwent maintained its status as Wales’ most affordable local authority despite the year-on-year appreciation of 4.1 percent.

He observed that first-time buyer engagement in the region had proven particularly robust, with the volume of new mortgage transactions climbing by 65.8 percent during the second quarter.

By contrast, the mean property value across Wales as a whole reached £258,000, approximately £91,000 exceeding the Blaenau Gwent figure.

Merthyr Tydfil, with an average of £184,769, and Neath Port Talbot, at £192,418, ranked as the subsequent most attainable authorities.

Monmouthshire occupied the opposite end of the spectrum, commanding the highest mean price of £387,606, surpassing Blaenau Gwent by more than £220,000.

The study further identified escalating interest among those entering the property market for the first time.

The worth of new mortgages arranged by first-time purchasers in Blaenau Gwent expanded by 65.8 percent between quarters, reaching £12 million.

Within Blaenau Gwent, prospective buyers without existing property ownership faced an average property value equivalent to 3.7 times typical household earnings.

This multiple stood at 4.5 in Cardiff and 4.6 in Monmouthshire.

For those relocating between properties, the comparable ratio in Blaenau Gwent measured 5.2, compared with 7.6 in Cardiff and 7.3 in Monmouthshire.

Nationwide, the Welsh mean property valuation attained £258,000 in the second quarter of 2026, reflecting a 0.6 percent quarterly increase and a 4 percent year-on-year rise.

Price growth was recorded in 17 of Wales’ 22 local authority areas when measured against the previous year.
